Subsequent to An Comisiún Pleanála reopening it’s consideration of the appeal on the demolition and replacement of Deer Park Hotel, I have made observations on additional submissions from the applicant, based on the three issues in my appeal: sustainability of demolition, pedestrian access, and the proposed additional road.
Demolition
It’s very good to see that as regards demolition, they have done a life cycle analysis of the options for the hotel. I don’t have the expertise to evaluate the work done but it does set out to comply with the Fingal Development Plan requirement to justify demolition on sustainability grounds. I have urged the Commission to apply the necessary expertise to evaluate the analysis submitted.
Pedestrian permeability
The previous decision by the Board (now the Commission) ignored this element of my appeal so I have gone into greater detail on the importance of pedestrian access to the hotel and Aideen’s Grave
Additional road
I have urged the Commission to stick to it’s previous decision to reject this unnecessary road, which can only be understood as a precursor to a revival of the rejected proposal to rezone some of the former golf course.
